- Title flow and encumbrance certificate
- Khatha (GBA, erstwhile BBMP)
- Building plan approval, commencement and occupancy certificates
- RERA registration, for new and under-construction projects
The final legal opinion is provided by a qualified advocate.

Negotiation and agreement

Timeline
Typically around 2.5 to 3 months from the initial advance to registration. Every property and lender is different.
Costs beyond the price
Stamp duty, cess, surcharge and registration add roughly 7.6% in Bengaluru for properties above ₹45 lakh. Plan for them from day one.
Buying from abroad
NRI buyers can be supported remotely, with document coordination and handover on their behalf.
