1. Who we are

VRS Realty Experte (“we”, “us”) is a residential real estate consultancy registered with Karnataka RERA as a real estate agent (Reg. No. PRM/KA/RERA/1251/446/AG/240101/004369), with its office at No. 13 & 14, 1st Main, Ankappa Reddy Layout, Kaggadasapura, C.V. Raman Nagar Post, Bengaluru 560093. For the personal data described in this policy, we act as the Data Fiduciary under the Digital Personal Data Protection Act, 2023 (“DPDP Act”).

2. What we collect

• Details you share with us: your name, mobile number, email address and property requirement, when you submit our enquiry form, call us, write to us or message us on WhatsApp.
• Transaction details: where you engage us for a purchase, sale, rental or loan, the documents and information needed to complete that transaction, shared by you.
• Website usage data: technical information such as device and browser type, pages visited and approximate location, collected through cookies and analytics tools.

3. Why we use it

• To respond to your enquiry and advise you on your property requirement.
• To arrange site visits and coordinate your transaction, including documentation, home-loan and registration support.
• To keep records required by law, including RERA, tax and accounting requirements.
• To understand how our website is used and improve it.

We process your personal data on the basis of your consent, which you give when you contact us or submit our form, or for other lawful uses permitted under the DPDP Act. We do not sell your personal data.

4. Who we share it with

We share your data only where it is needed for your enquiry or transaction, or where required by law:

• Sellers, buyers, landlords, tenants or developers involved in your transaction, to the extent necessary.
• Banks and lenders, advocates and tax professionals, when you ask us to coordinate those services.
• Service providers who help us run this website and communicate with you, such as our website host (WordPress.com, operated by Automattic), analytics providers (Jetpack and Google) and WhatsApp. Some of these providers may store data outside India.
• Government authorities, regulators or courts, where we are legally required to do so.

5. How long we keep it

We keep your personal data only for as long as it is needed for the purpose you shared it for, or for as long as the law requires us to keep it. When it is no longer needed, we delete it.

6. Your rights

Under the DPDP Act, you may:

• ask for a summary of the personal data we hold about you and how we use it;
• ask us to correct, complete, update or erase your personal data;
• withdraw your consent at any time, as easily as you gave it (this will not affect anything done before you withdrew it);
• nominate another person to exercise these rights on your behalf in the event of your death or incapacity; and
• raise a grievance with us, and if it is not resolved, approach the Data Protection Board of India.

7. Cookies

Our website uses cookies and similar technologies for essential functions and to measure visits. You can block or delete cookies in your browser settings; some parts of the website may not work as intended if you do.

8. Security

We take reasonable security safeguards to protect your personal data, including secure (HTTPS) connections and restricted access. If a personal data breach affects you, we will inform you and the Data Protection Board of India as required by law.

9. Children

Our services are meant for adults. We do not knowingly collect personal data of anyone under 18 years of age without verifiable consent of a parent or lawful guardian.
